Broker's Opinion

Opinion and comments on general real estate practices and activity in Colorado Springs.

Why is my home not selling? What is my agent doing wrong?

I have been there.  I know the frustrations of selling your home.  When I had to sell my personal home, I took personal offence when I didn't get showings or when I received negative feedback.  And I am a Realtor!  I should know better - right?  Wrong!

Sometimes things are just out of our control.  This is when it is so important to have a good partnership with your Realtor.  Sit down and discuss your frustrations and see how you can solve them together.  Unless you really do not feel a connection with your chosen agent, it is really pointless just to cancel the contact and hire another Realtor.  What can they do that your first Realtor could not?  This job is a two-way street and it is meant to be tackled together with support equally on each side.

Have your Realtor search other homes in the area that are similar to yours and check on their status. I usually call the other agents representing similar properties and ask them how their showings are going.  Usually, most agents will be happy to help and realize that we are all partners in this game called the real estate market.  Check to see how many properties have gone under contract since your home was listed.  You might be surprised that other homes are having the same problem.  If, however, several homes have sold, there must be a reason.  Is it price? condition? staging? lack of exposure?  Put your heads together and come up with a plan.  Work together not against each other.  You will usually find success when you keep an open mind and listen to what your Realtor has to say.  Good luck!  I feel your pain but my home did finally sell and for the price I wanted.  Good things come to those who wait - patiently!
