How much should I spend to get my home ready to sell?

Everyone has heard how competitive the market is and how important it is to stage a home before it goes on the market.  All of that is true but I also believe a home that is well loved and lived in will attract buyers as well.  After all, the family still has to live in the house while it is being marketed.  That is not to say the beds shouldn't be made, the toys picked up, and the kitchen cleaned.  But, I think it is more important to make sure the structure of the home is in good shape for the new owners.  After all, the personal belongings will go away but a leaking toilet or old dirty furnace will not. 

Ask your Realtor what are the most important things to correct or upgrade before the selling period.  Have your furnace and/or air conditioner system cleaned and serviced.  Have your roof inspected by your insurance company to see if there is any latent damage.  Think about having a pre-listing inspection to prepare you for a potential buyer's inspection objections.  Then you can even fix several of the items before they come up.  Consider a Homeowners' Warranty that will cover you, the seller, during the listing period and the buyer after closing for 14 months.  These are the things buyers appreciate and these are the things that will help you get a speedy sale.  Remember your Realtor is the best source of information - use her!
