Broker's Opinion

Opinion and comments on general real estate practices and activity in Colorado Springs.

Is Bigger Always the Best?

Is the size and/or reputation of a real estate company the most important thing to consider when hiring a Broker to represent you.  How many times have I overheard a homeowner saying they need to hire a large company to sell their home because they have the most buyers! Please hear me out.

First of all, you are not hiring a company to sell your home.  You are hiring an individual Broker.  It makes no difference if that Broker is with a company of 300 other agents or one with only 4 or 5 agents. All companies and agents pull from the same pool of buyers. No company has a monopoly on them.

So, what should you do?  Who do you call?  Many times the smaller companies are composed of highly experienced agents who believe in personalized service and not just quantity of closings.  You should have an agent who will represent your home with the best pictures, virtual tours, and property descriptions to attract attention of all buyers searching the Internet and IDX sites.  Buyers are attracted by the pictures and presentation of your home - not the company that is representing it.

Consider the availability of the agent - can you always reach them with your questions or concerns or do you just get an assistant or worse, a voice mail?  You will be working very closely with the representative you choose so it is important that you trust that person and getting along with them.  As we say in my company - it is not my job to sell your home.  It is my job to get your home sold!
